You are not obliged to use the Solicitors that the Estate Agent or mortgage Company recommend.  We offer very competitive rates and all our Conveyancers are legally trained.

 

Purchase of a residential property

Our fees cover all of the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

  • Purchase Legal fees £695+ VAT (fee calculated on purchase price).
  • Search fees between £295 (depending upon location of property).
  • HM Land Registry Registration fee £20-£910 (depending upon value of the property purchased).
  • Electronic money transfer fee £42 including VAT
  • Stamp Duty Land Tax (payable to HMRC dependent upon purchase price and buyer’s circumstances). You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s website.

 

Sale of a residential property

Our fees cover all of the work required to complete the sale of your old home, including redeeming your mortgage and paying your estate agent fees out of the sale proceeds.

  • Sale Legal fees £595+ VAT (fee calculated on purchase price).
  • Electronic money transfer fee £42 including VAT
  • HM Land Registry Fees for providing Official Copy Entries of Title £4.00-£12.00

Please be aware if you are selling a Leasehold property there maybe a leasehold sales pack fee due to either your landlord or Managing agent

 

Re-Mortgage

Often your lender will suggest that you use their Solicitors to act on your behalf however you may wish to instruct us instead.

  • Our fees £295+ VAT (fee calculated on re-mortgage value).
  • Electronic money transfer fee £42 including VAT.
  • HM Land Registry Fees for providing Official Copy Entries of Title £4.00 – £12.00
  • HM Land Registry Registration Fees £20-£250 (depending on remortgage value).

 

Disbursements

Disbursements are costs related to your matter that are payable to third parties, such as search fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.   These are detailed above.
